Maintaining your facilities systems is an investment in capital preservation. All too often we hear potential customers say that “I don’t believe in maintenance”, or that “I am not going to pay that much to just change filters”. This misunderstanding of what proper preventive maintenance is costs building owners thousands of dollars in wasted energy and unnecessary repairs each year. Less than ethical contractors will actually sell skimpy maintenance programs on purpose, knowing that the real money will be made in repairs down the road!

When you are taking competitive bids on maintenance services, be sure to compare the price the company is charging you against their hourly rate. By determining approximately how much time your vendor is allowing for maintenance tasks, you can get a good idea of whether you are purchasing a “drive by”, or a true preventive maintenance service. At DIVCO, we look at maintenance as an important part of keeping your building healthy and your investment in capital equipment secure – we don’t skimp on time just to sell a contract.

Justification
The following are a few real life examples of how a few additional dollars spent on proper maintenance would have saved a tremendous amount of money in the long run. These pictures were all taken by DIVCO employees during initial site inspections.

 

 




 

The evaporator (indoor) coil on this 10 ton package AC unit was filthy,improperly sized filters had been jammed in the filter rack allowing dirty air to bypass.The restriction in airflow has caused the compressor to ice up,and has allowed suction pressures to drop to unsafe levels.The valves in this compressor have been damaged and the compressor will have to be replaced.The $65 this building owner saved by not cleaning their evaporator coils cost them $4,500 for a new compressor.

 



The previous maintenance provider for this customer did not include belt changes as part of their service.When we were called to investigate a lack of cooling, we found that the old and cracked fan belt had broken,wrapped itself around the drive sheave,and beat the evaporator coil until it was destroyed.In this case not replacing a $15 belt cost the customer $7,000 in a coil replacement.All our maintenance contracts include the option of annual automatic belt replacement.We use high quality notched belts,which cost a little more but are less prone to breakage and save energy when compared to standard V section belts.

 







Improperly tightened belts are also a service call waiting to happen – this picture shows a very typical situation we find during an initial contract startup.


 


 

This large fan shaft bearing failed due to age and lack of lubrication.When it failed,it destroyed the fan shaft and fan wheel.This expensive repair could have been avoided if the customer had a preventive maintenance contract in place.This bearing took many months to fail, and would have been giving a clear indication that it required attention for many months prior to actually failing (notice the deep groove in the bottom left side of the casting).We would much rather proactively replace a bearing before it fails,than to re-build an entire fan assembly afterwards.

 






 

This damper motor looks perfectly good,however it has failed with the damper in the open position.A complete checkout of the control system during a preventive maintenance visit saved the customer from excessive utility costs.This damper (the outside air damper in a 25 ton system with electric heat),stuck open for a month in January,would have cost the customer over $8,500 in wasted electricity if we had not found and solved the problem during our maintenance inspection.
